Restrictive Covenants

All residential properties are subject to Restrictive Covenants. The purpose of the covenants is to maintain the visual appearance, architectural integrity and the environment of Springhead Park.

General Covenants

Property for residential use only	To maintain the characteristics and environment of the development	Limits any non residential activity
Nuisance (e.g. Noise, vandalism, anti-social behaviour)	To preserve the residential environment	Eservices will seek to assis Police, local authority and other agencies where a significant nuisance is affecting large numbers of residents
Maintain your property and boundaries	To maintain the high quality of the development and the environment	Properties gardens and boundaries should be well looked after and regularly maintained
Refuse storage	To preserve visual amenity and minimise risk of loose rubbish on gardens and streets	Refuse hosuld be put out on the morning of the collection day and not prior
Observe Estate Regulations	To preserve the amenity environment	Published as and when may be required
No parking on estate roads	To maintain free vehicle movement and adequate emergency vehicle access	Parking on roads other than in designated areas is not permitted

Domestic Residential Covenants

Buildings and Alterations	Reason	Criteria
Conservatories/extensions and alterations	To maintain the architectural integrity, streetscapes and vistas of the estate	Any proposed workds require the approval of EServices. Guidelines are available for the type and size of structure that may be acceptable
Not to convert garages/car parts	To prevent the loss of car parking
Retain external paintwork	To maintain the visual appearance of the property	Excludes external doors in a single colour
Doors and Windows	To maintain the visual appearance of the property	Any proposed works require the approval of EServices. Guidelines are available for changes that may be acceptable
External brickwork and facing to remain	To maintain the visual appearance of the property
No demolition	To minimise the effect on visual amenity and protect neighbouring property
Retain street furniture, estate signs, fittings etc	To preserve roads and public signage
Ownership and Subletting
Keep The Management Team notified of Owners' contact details	To enable EvCo to maintain contact
Create tenancy agreements in same form as Deed	Continued awareness of covenants
Aerials and Dishes
Not to erect Satellite Dishes and Aerials	To preserve the visual environment	Satellite dishes and aerials are not permitted. Fibre to the home is provided negating the requirements for dishes and aerials
Exterior
Maintain gardens as garden use	To avoid loss of landscaping and to ensure compliance with planning conditions
To retain all planting and not to plant anything exceeding 2m in height	To maintain visual amenity and avoid loss of light
No fences or walls higher than 2m	To maintain visual amenity and avoid loss of light

Parking

No commercial signage	To maintain visual amenity and residential characteristics of the development	Single ‘for sale' sign permitted by planning regulations
All postal and address signs must be smaller than 40cm x 25cm	To maintain visual amenity	No street/house name sign larger than 40cmX25cm permitted

Building work/Alterations

It is important to consult the covenants before undertaking any work to your property as these Covenants are far more restrictive than Gravesham Borough Council's planning restrictions. Therefore planning consent for an alteration does not imply covenant consent, and vice versa.
